Is Evanston a Good Place to Live? A Chicago Suburbs Realtor's Honest Take

Yes, if what you want is a place that feels like a small city with its own pulse, not a bedroom community that shuts down at six. Evanston has a downtown, a university, a lakefront, and a level of walkability that most North Shore suburbs cannot match. People do not move here for quiet alone. They move here because they want quiet and a coffee shop they can walk to.

What does it feel like to live in Evanston?

Busier than Wilmette or Winnetka, calmer than the city. Downtown Evanston has real foot traffic, a Whole Foods, a movie theater, restaurants that turn over every year with new ones worth trying. Northwestern gives the town a younger energy that most suburbs do not have, students, faculty, visiting parents, a constant hum near campus. Walk a few blocks off Sherman or Central and you are back in tree lined residential streets that feel nothing like a college town at all.

What are the schools like?

Everyone in town attends the same high school, Evanston Township High School, which is its own district, 202, and that has not changed. That single high school model is unusual for the North Shore and it shapes the whole community. Kids from different neighborhoods and different backgrounds end up in the same building, which is part of why families who care about diversity often land in Evanston over towns with more homogeneous schools.

The elementary level is a different story right now and worth knowing before you buy. District 65 has been working through a real budget deficit, and this year that turned into actual school closures for the first time, including Kingsley Elementary. Another building, Lincolnwood, is on a watch list for possible closure depending on how the district's finances look later this year. None of that touches ETHS. It does mean elementary boundaries are more in motion than they used to be, so I always pull the current attendance information for the specific address a client is considering rather than assuming based on the neighborhood.

What kind of homes will I find here?

More range than almost anywhere on the North Shore. Vintage greystones and courtyard buildings near downtown, grand old homes in the Northeast and Southeast lakefront areas, smaller bungalows and frame houses further west, and a real stock of condos and vintage co ops for buyers who do not want a yard. Prices swing widely by neighborhood inside Evanston itself, which is exactly why I tell people the market here is hyper specific to which few blocks you are looking at, not to the town as a whole.

How does it compare to Wilmette or Winnetka?

Wilmette and Winnetka are quieter, more residential, and generally more expensive per square foot. Evanston gives you more walkable amenities and more housing variety for the money, along with a more diverse population. If your priority is a classic quiet suburban street, Wilmette or Winnetka may fit better. If you want a downtown you can walk to on a Tuesday night, Evanston usually wins that comparison.

How does it compare to living in the city?

Evanston sits right on the Purple Line and the Metra Union Pacific North line, so a Chicago commute is genuinely easy without a car. You get a shorter commute than most suburbs, plus a yard, plus a high school that most city families cannot access through their neighborhood school. What you give up is some of the density and spontaneity of city neighborhoods like Lincoln Park or Lakeview. For a lot of my clients leaving the city, that trade is the whole point.

Is Evanston good for first time buyers?

It can be, especially in the condo and smaller home stock west of downtown, but buyers should go in with real numbers on property taxes, which run higher here than in many surrounding suburbs. I always run the full monthly picture with clients before we fall in love with a listing, not after.

Is Evanston a good fit for you?

If you want walkability, a real downtown, strong lakefront access, and a community that is more diverse than most of the North Shore, Evanston is worth a serious look. If your top priority is the quietest possible street and the lowest possible tax bill, there are other suburbs I would point you toward first. Neither answer is wrong. They just serve different people at different points in life.
